Some communities in Bucks County get a lot of attention: the ones with walkable downtowns and historic main streets that show up on every best-of list. And then there are communities like Southampton that don't need to shout about themselves from the rooftops because the people who live there already know exactly what they have.
The township's official motto is "A nice place to live!" and honestly, that kind of quiet confidence tells you everything you need to know about the people who call this place home.
Southampton, PA sits in Upper Southampton Township in Bucks County, about 18 miles north of Center City Philadelphia. ZIP code 18966 is the address, though portions of the same ZIP are also addressed as Churchville and Holland depending on where you are in the township. The community is built around established neighborhoods, convenient access to major roads, and a genuine sense of local pride that shows up in how residents talk about living here.
As a Realtor who works throughout Bucks and Montgomery County, I regularly help buyers find homes in Southampton. Here is what makes this community worth knowing.
A Little History
Southampton has roots that go back further than most people realize. The name itself comes from Southampton, England, the seaport from which adventurous followers of William Penn sailed to the Province of Pennsylvania. By 1685, the Provincial Council recognized Southampton as a township, making it one of the oldest established communities in Bucks County.
For many years, the township's largest village was Davisville, named for Major General John Davis, who built a store and post office there in 1827. The community we now know as Southampton was little more than a few houses as late as the mid-1800s, and its name changed over the years with changes in ownership of the local store.
Everything changed in the 1870s with the arrival of the railroad from Philadelphia to Newtown. The original route was projected to run through Davisville, but local opposition forced it to be rerouted through Southampton and Churchville. The railroad put Southampton on the map, farmers gained a faster route to market their milk and produce, tradesmen opened shops along Second Street Pike, and residents began commuting into Philadelphia. The community has been growing steadily ever since.
The Southampton Old School Baptist Church and Cemetery, built in 1772, still stands in the township and serves as one of the community's oldest landmarks, a reminder of how deep the roots run here.
Getting Around From Southampton
Southampton's location in Upper Southampton Township gives residents access to a strong road network that connects them to the broader region without the traffic intensity of communities closer to the city.
Route 132, known locally as Street Road, runs east-west through the township and serves as the main commercial and commuter corridor. Route 232, or Second Street Pike, runs north-south and is one of the area's busier roads. Together, these two routes give Southampton residents multiple options for getting in and out of the community efficiently.
The Pennsylvania Turnpike (I-276) passes east-west through Upper Southampton Township but has no interchange within the township itself. The nearest interchanges are at Willow Grove to the west and Bensalem to the east, both accessible within a reasonable drive from Southampton neighborhoods.
For public transit, Southampton no longer has its own SEPTA train station, but the Warminster Regional Rail Station is just three miles west and provides service into Center City Philadelphia in about an hour. SEPTA bus Route 24 also runs north-south through the township along Second Street Pike, connecting residents to the Frankford Transportation Center and the broader Philadelphia transit network. Northeast Philadelphia Airport is less than ten miles south, adding another practical travel option for frequent flyers.
Parks and Community Life
Tamanend Park anchors Southampton's outdoor and community life. Located on Street Road, the park hosts a range of recreational amenities and serves as the gathering place for the township's signature annual event, Southampton Days. This week-long community fair has been a staple of life in Southampton for over 50 years, drawing residents together each year for rides, food, entertainment, and the kind of community energy that reminds you why you chose to live somewhere in the first place.
Upper Southampton Township Parks and Recreation maintains the community park at 913 Willow Street and runs a year-round recreational program for residents of all ages.
Dining and Everyday Convenience
Southampton has a well-developed commercial corridor along Street Road and Second Street Pike with a wide range of dining and everyday retail options. With over 50 restaurants in the 18966 ZIP code, the dining landscape ranges from casual family spots to more elevated options like Ristorante Luca on Second Street Pike, a well-regarded contemporary Italian BYOB with a loyal following in the community.
The commercial strips along Route 132 and Route 232 handle most everyday errands efficiently, and the broader retail landscape of neighboring Willow Grove is just a short drive away for larger shopping needs, including Willow Grove Park Mall.
The Southampton Housing Market
Southampton's housing stock is primarily established single-family homes, mostly built around the early 1970s, with three or more bedrooms and lot sizes that are increasingly hard to find this close to Philadelphia. The neighborhood has a substantial percentage of single detached homes, giving it a traditional suburban character that appeals strongly to families looking for space, established streetscapes, and a community that has been here long enough to develop real roots.
The range of price points in 18966 is genuinely broad. Current listings run from the mid-two-hundreds for condominiums and smaller units to well over one million dollars for larger single-family homes on sizable lots, with the middle of the market sitting comfortably in the five hundred to seven hundred thousand dollar range based on current Redfin data.
As of mid-2026, Bucks County home prices remain on an upward trend with consistent buyer demand and limited inventory across the region. Southampton benefits from its established neighborhood character, strong road access, and proximity to employment centers in both Bucks and Montgomery County. I work with buyers and sellers throughout 18966 and can provide a current, neighborhood-specific picture of the market.
Is Southampton, PA Right for You?
If you are looking for an established Bucks County community with solid road access to Philadelphia and the broader region, a housing stock that offers real space and lot sizes at a range of price points, and a neighborhood character built over decades rather than developed overnight, Southampton belongs on your list.
It is the kind of community where people move in and stay. Where the annual community fair has been running for over fifty years because the people who live here show up for each other. Where the motto is "A nice place to live!" and the residents mean it sincerely, not as a marketing slogan but as a simple and accurate description of daily life.
